Energy Conservation


  • The Building was upgraded with low voltage fixtures. The lobby area and elevators were upgraded to LED lights, improving the Building Energy Star Rating.

Energy Star:

  • The Building received an Energy Star rating of 87 in 2013. Energy Star Rated since 2010.


  • The Building utilizes low flow efficient fixtures for water usage in common area bathrooms, with hands free faucets devices. The domestic water system is operated by variable frequency drives that provide minimum power to maintain low energy consumption.

EMS System:

  • The energy management system was replaced in 2011 with a BACNET compatible Trane Tracer ES system. This system increased significantly the efficiency of the HVAC units as well as provides trending data to track performance.

AHU Replacement:

  • The Building tenant areas are served by 2 HVAC self-contained water cooled units per floor. These units are 30-tons each and divide the floor in half. All units were replaced by 2012, with new energy efficient units.

Environmental Sustainability

Citigroup Center Waste Recycling:

  • The Building uses a single stream recycling program through Waste Management, whereby everyday office waste, paper products, aluminum, glass and  all other recyclable materials are collected in the suites. All waste is separated at Waste Management's off – site  sorting facility.


  • Batteries, computers, monitors, printers, and other electronics not exceeding 5-Lb or 25-cubic inches in size. These items are collected monthly. A specialized vendor recycles and properly dispose these items for tenants.

Light Bulb Recycling

  • Fluorescent bulbs are recycled separately through the building's  Air Cycle  machine that safely removes the mercury and crushes the bulb in a 55 gallon container. A specialised vendor then collects and diposes these contents.


  • Disposal of old furniture is coordinated  through the building's management office. We encourage all tenants to  donate old furniture to worthy causes when possible.
